Private Utility Management

Do you need help setting up your private utility company or collecting private utility payments? We can help.

At Residential Realty Group, we’ll ensure you never have to worry again about unpaid private utility fees.

In years past, counties and governments used to put in utilities like storm drains, sewer systems, and water and other underground pipes. Now, municipalities make the developer or builder borrow money—or pay in full—for the work and allow the builder/developer to charge the homeowner an annual fee for up to 30 years.

Once subdivision construction is complete and the utilities are established, RRG takes control of the financial management. We annually bill homeowners, and once we receive the money, we turn it over to the builder/developer. When homeowners don’t pay, we follow-up with collections and ensure the builder/developer receives its money.

RRG is here to make sure builders/developers recoup the money used to establish private utilities.

The Transition Turnover Phase

Do you ever get complaints about your construction process? We can help.

Under current law, when 51% of all homes within a subdivision are sold, the builder/developer must turn over the development to the homeowners or homeowners’ association. Before that happens, the builder/developer is in control.

During this phase, we work with homeowners to educate them about the construction process, the many phases of work and the nuances of building and development. Once the builder leaves the community, Residential Realty Group remains in place to answer questions a homeowner may have.

For example, homeowners may wonder why bales of hay are still surrounding the stormwater management pond long after any construction has finished in the area. We would let the homeowner know that, until the whole system is inspected by the local municipality, the bales of hay must remain. Instead of a builder/developer answering these questions, RRG takes charge and provides support.

After all, inspections are the only thing that can move the construction process to the final stage.

Taking the Hassle Away

As soon as a builder/developer decides to create a master association or some other development, Residential Realty Group can be there to help design the community and ensure it operates simply and efficiently.

Our services include preparing budgets, consulting, reviewing operational documents and looking at everything from a homeowners’ association (HOA) or planned unit development (PUD) perspective.

For mixed-use developments—those that include a combination of living, retail and other spaces—we can prepare budgets, acquire easements, help manage the association and create a plan to ensure smooth operations between the different parts of the community.
